Over 200 Building Plan Fail Legal Test; Government Threatens to Blacklist Erring Architects.

By Ruth Orji

Architects have been charged to uphold professional standards by adhering to the ethical principles of their profession and complying with the Anambra State Physical Planning Regulations in the discharge of their duties.

This call was contained in a two-page statement addressed to the Nigerian Institute of Architects (NIA), Anambra State Chapter, and signed by the Commissioner for Physical Planning and Urban Development, Barr. Chijioke Ojukwu, on August 3.

According to the statement, the ministry observed that more than 200 building plans submitted to its Legal Review Department for assessment contravened the  Setback Rules as stipulated in Sections 10 and 11 of the Anambra State Physical Planning Regulations, 2015.

The ministry stated that most of the building plans exceeded the permissible land coverage, with structures occupying more than 90 per cent of the subject land, leaving no provision for the required parking spaces..

It further noted that many of the building plans lacked the required site allocation as stipulated in Section 3 (1) of the 2015 Regulations, while others contained material misrepresentations and should not be endorsed or signed.

The ministry warned that henceforth, any architect who submits a building plan for assessment without complying with the provisions of the Physical Planning Regulations will be sanctioned and may face blacklisting from professional practice
