 Anambra State Govt insists on mandatory setbacks as Barr Ojukwu vows strict compliance

‎The Ministry of Physical Planning and Urban Development has reaffirmed that setbacks are mandatory safe distances required between buildings and roads, drainage channels, pipelines, powerline, waterways, and other public infrastructure. 

‎The Ministry explained that setbacks are not a mere formality but a critical legal requirement designed to protect lives, prevent disaster, and ensure the orderly growth of communities across the state.

‎According to the Ministry, observing setbacks allows road expansion, proper drainage, easy maintenance of utilities, and unhindered access to emergency services. It also reduces the risk of flooding, fire outbreaks, building collapse, and damage to public infrastructure.

‎Speaking on the issue, the Commissioner for Physical Planning and Urban Development, Barr Chijioke Ojukwu, expressed his dogedness in upholding setback regulations. He said enforcement is rooted in laws and in the interest of public safety.

‎"Setbacks are not optional. They are provisions of our planning laws. We must obey them if we want to build a state that is safe, organised, and sustainable. When a building is erected on a waterways, or too close to a high-tension line, it is not a violation. It is a danger to the occupants and to the entire neighbourhood. That is why we will continue to insist on setbacks compliance."

‎Barr. Ojukwu noted that disregard for setbacks contributed to perennial flooding, traffic congestion,  and difficulties in maintaining public utilities in many urban areas. He stressed that a well- planned state can  only be achieved when citizens and developers respected the law.

‎He called on architects, engineers, developers,  and the general public to seek proper professional advice and approvals before embarking on any building project. He urged the leaders of communities and stakeholders to educate their people on the importance of adhering to approved building rules. 

‎"Our goal is simple: to ensure that Anambra grows with order.  The law on setbacks will be Upheld because it is lawful, and because it saves lives."
